Ponderosa Village Phase II

Ponderosa Village Phase II expands the Ponderosa Village community in Santa Rosa's Roseland neighborhood with 30 new affordable rental homes for families and seniors. Set on approximately one acre alongside the Joe Rodota Trail, the two residential buildings will offer seven one-bedroom, sixteen two-bedroom and seven three-bedroom apartments, with seven of the one-bedroom homes designated for seniors to create an intergenerational community. Homes will be affordable to households earning 30% to 60% of Area Median Income and include mobility- and sensory-accessible units. More than 60% of the site is dedicated to landscaping and open space, featuring a children's playground, outdoor fitness area, dog park and bicycle parking, and residents will share the onsite manager, community room and amenities of Phase I. EV-ready parking, permeable paving and energy-efficient building systems support sustainable living, and THRIVE will provide resident services at no cost to residents. The project is pursuing competitive 9% Low-Income Housing Tax Credits and City of Santa Rosa affordable housing funds.
